Construction of this hotel began in 1999 and was subsequently was halted in 2001 due to financing issues. CHM was commissioned by the lending group to serve as an integral part of the project’s revival team, assisting in overseeing the project's completion, coordinating the efforts of all parties involved with the development. The property opened in August 2003 and CHM continued in a role of lender fiduciary, monitoring operations, outstanding construction issues and capital expenditures. Various market and operational challenges emerged and the lender eventually assumed full ownership of the hotel through a consensual foreclosure necessitated by poor performance. The management team was released and CHM assumed a more active role in the day-to-day operation, relative to certain accounting functions, capital decisions and operational strategies until a suitable replacement could be identified. CHM assisted in the selection of a new management company and in the negotiation of the management agreement, and then worked closely with the new management team to ensure an effective transition and operational ramp-up. With a clear strategic vision and through collaborative efforts with property management, the team was able to transition what was once a non-performing hotel into an income generating investment.
